Brookfield Place Sydney is a $2B transformational urban regeneration project in the heart of the CBD, setting a new standard in workplace design above one of Sydney's busiest transit hubs.

PROJECT OVERVIEW

Brookfield Place Sydney, formerly known as Wynyard Place, is a landmark urban regeneration project led by Brookfield Property in Sydney’s CBD. The development spans a full city block directly above Wynyard Station’s transit hall and encompasses three buildings: a new 27-storey commercial tower at 10 Carrington Street, and the retention and restoration of two adjacent heritage-listed buildings, Shell House and 285 George Street (formerly Beneficial House).

Designed by London-based Make Architects in collaboration with Architectus and constructed by Multiplex, the $2B development completed in 2021 delivers 60,000sqm of PCA Premium Grade commercial space, 9,400sqm of boutique heritage office space, 7,000sqm of high-end retail, a revitalised Wynyard Lane, and a major upgrade to Wynyard Station’s George Street entrance connecting to a new grand transit hall and public concourse.

SCOPE OF WORK

TTW provided Structural and Construction Engineering services, collaborating with an international design team in a Design and Construct environment. A key aspect of TTW’s contribution was working closely with the broader team to translate an architecturally ambitious design into a buildable and economically sound solution, without compromising the architectural intent.

The structural scope addressed a diverse range of complex conditions across the development, including heritage restoration, rail integration, heavy load transfers, and physical security threat assessment. TTW also contributed to the development of operational and building logistics strategies suited to the project’s multi-faceted requirements.

CHALLENGES

The project presented a significant number of overlapping design and construction challenges. Building directly above an operational Wynyard Station transit hall placed stringent constraints on the structural approach, particularly in relation to load transfer and construction methodology. The simultaneous requirement to deliver a PCA Premium Grade tower, restore two heritage-listed buildings, and integrate with live rail infrastructure demanded a highly coordinated and iterative design process.

Physical security threat assessment added a further layer of complexity to the structural and facade design, as did the need to manage construction activity within a dense, operational CBD environment throughout the project’s duration.
