Savyavasa Apartments is a $100M, three-tower luxury residential development in South Jakarta, delivering 86,000sqm of architecturally distinctive living across one of the city's most prominent sites. 
PROJECT OVERVIEW
Located in Darmawangsa, South Jakarta, Savyavasa is a landmark luxury residential development comprising three structurally unique 40-storey apartment towers, each connected at a shared three-level basement podium. Developed for Swire Properties and the Jakarta Setiabudi Group, the $100M project delivers approximately 86,000sqm of total floor area across a 2-hectare site. Completed in 2023, the development is heavily landscaped with extensive resident facilities and green spaces, with flood control and odour mitigation forming important considerations throughout the design.
SCOPE OF WORK
TTW provided Structural and Civil Engineering services for the project, including structural system design, ETABS building modelling, stormwater and pavement design, flood studies, and the strengthening and beautification of the public canal skirting the site boundary.
Structurally, each of the three towers was designed as unique to the others while being combined at the podium level. TTW’s engineers designed the ground floor diaphragm and collectors by integrating the three towers with the three basement podiums to capture maximum diaphragm forces. Tower slabs were modelled as shell-thin with a semi-rigid diaphragm and a 5% flexural stiffness modifier to account for additional torsional forces at the perimeter beams.
FINALISING
The project was recognised at the 2020 Outstanding Property Awards in London, winning in the interior design category for the Savyavasa three-bedroom show flat, and receiving an honourable mention for the public spaces and amenities. The completed development stands as one of South Jakarta’s most distinguished residential addresses, combining structural complexity with landscape-led design and rigorous civil engineering outcomes.
